Rufford Park Lodge Terms and Conditions.

Please read our terms and conditions below, and House Rules PRIOR TO MAKING YOUR BOOKING!

In these booking conditions, ‘you’ and ‘your’ means all people named on the booking form (including anyone who is added or replaced at a later date). ‘We’, ‘us’ and ‘our’ means the ‘Owner’.

1. Damage to property: 
You are responsible to the Owner for the actual costs of any breakage or damage in or to the accommodation, along with any additional costs that may result, which are caused by you or your party. These costs may be deducted from your deposit, but are not limited to that amount. You may be billed for the difference between this and the actual cost of the repairs. Note: Never use any chemical including stain devils on carpets, tell us about the problem and we will try to deal with it. However, damaged or irreparably stained carpets are always replaced. Repairs: No repairs of any kind to the property or contents must be attempted by you or your party. Any damage must be reported immediately to the owners.

2. Accidents, injury and personal property:
The Owners shall have no liability to you for the death or personal injury to you or any member of your party. You must take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property.

3. Heating oil: 
Oil is now included all year round. Oil is a significant overhead nowadays especially as it powers both the heating and hot water. Prudent use of room and radiator thermostats, along with the heating timers will help to keep our costs down, and therefore we reserve the right to make an additional charge if misused or abused. We have installed a Nest thermostat which is set to a daily program but can be adjusted manually at any time. Please ensure all doors are locked and windows are closed or locked on vent on departure.

4. Website and advertisements: 
The Owners aim to ensure that the information and descriptions provided are accurately conveyed on the official website (www.Rufford-Park-Lodge.co.uk) and any authorized third-party websites or advertisements. There may be small differences between the actual accommodation and its description as we are always seeking to improve services and facilities. Occasionally, problems mean that some facilities or services become unavailable, and if this is the case we will tell you as soon as reasonably practical after we have been made aware of the situation. Similarly, we cannot accept responsibility for any changes or closures to local area amenities or attractions mentioned on the website or advertised elsewhere. There are many unauthorised websites listing holiday cottages. We cannot accept responsibility for the descriptions on these sites.

5. Hot Tub:
You are responsible for your own safety whilst using the Hot Tub as it is unattended. All reasonable care must be taken by you, and all hot tub rules displayed on the decked area and in the information pack must be obeyed. Failure to observe these rules may result in the hot tub being closed. If broken glass is found anywhere in the hot tub area it will be closed immediately for safety reasons. Children must be supervised at all times. If the hot tub cover, or any associated equipment is damaged you will be charged the full replacement cost. The hot tub is heated and is set to 37°C to 40°C depending on the time of year (98.6°F to 104°F). However, the temperature on arrival cannot be guaranteed as the spa is emptied, cleaned and refilled between each booking and the heating time varies with the conditions on the day. We make every effort to keep the hot tub open all season however it may be necessary to close it due to contamination, mechanical breakdown or other circumstances beyond our control. No compensation will be paid in these circumstances.

6. During your stay:
You can arrive at your accommodation from 4 pm on the start date of your holiday and you must leave by 10 am on the last day. The Owner or Caretaker is entitled to refuse to hand over to you or to repossess the accommodation if they reasonably believe that any damage is likely to be caused by you or your party or can repossess the accommodation if damage has been caused. You cannot allow more people than you have booked to stay in the accommodation, nor can you significantly change the makeup of the party during your stay. You may not carry out any form of trade or business from the property, nor may you sub-let any part of the buildings. The property is entirely non-smoking and you agree not to smoke in any part of the house. Smoking outside in the courtyard is acceptable, providing the patio doors are closed to prevent smoke from entering the property. You must allow the Owner or any representative of the Owner access to the property at any reasonable time during your stay.

7. Noise:
The house is in a quiet, rural but residential area and we have a zero-tolerance policy on late-night noise. Use of the hot tub after 10.00 p.m. and all outside music is prohibited in consideration of the neighbours. Please bear this in mind before making a booking.

8. Pets:
Rufford Park Lodge accepts up to two dogs. If you take a pet with you, it is not allowed on beds or furniture, and should be confined to the ground floor and specifically the tiled areas of the kitchen and dining rooms when returning from walks. Pets must at all times be kept away from the Hot Tub. Do not leave any pets unattended in the property, and you must keep dogs within the boundaries of the property and at all times on a lead when outside the boundaries. You are responsible for scooping up after your pet and the disposal in a hygienic manner, and disinfecting where necessary. We reserve the right to make additional cleaning charges where necessary.

9. Sky TV:
We endeavour to provide all the facilities our guests are most likely to want during their stay, including access to Sky+ HD and the ability to download programs via WiFi. We provide the PIN number in the Information Pack to enable use of these included features. However, all purchases including Pay Per View sport events, film rentals and purchases made on our account during your stay will be deducted from your security deposit, so please ensure all members of your group are aware. As a courtesy please advise us if any purchases have been made during your stay to avoid delays in returning your deposit.

10. Fireworks:
Rufford Park Lodge is in a rural area and is surrounded on all sides by farmland which contains a diversity of wildlife. Fireworks are therefore strictly forbidden.

11. Decorations:
If you are celebrating a birthday or other occasion during your stay please plan to bring decorations that do not require fixing such as helium balloons. Under no circumstances should any decoration, balloon or banner be pinned, cellotaped or blue/white tacked to any part of the property or furniture. Any damage caused will be chargeable.

12. Cleaning on departure:
You agree to keep the accommodation clean and tidy as found on arrival, and leave the accommodation in a similar condition. The following basic level of cleanliness is required on departure; Cookers and ovens clean and fat-free. Crockery and cutlery washed/dried and put away. Toilets cleaned. Obvious spills wiped. Any furniture moved restored to original position. Barbeque clean and fat-free. Bottles placed in the bottle crate. No loose bin bags to be left as the bin men will not take them.

Failure to meet this standard will result in a cleaning charge against your deposit.

13. Problems & Complaints:
Every effort has been made to ensure that you have an enjoyable and memorable holiday and to date we have had no serious complaints or problems! If however, you have any problem or cause for complaint it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you to return!

14. Covid-19:
Whilst restrictions and short notice lockdowns remain a possibility, we have amended our refunds policy. Normally we are unable to offer refunds within eight weeks of your arrival due to the short amount of time we have to remarket the dates booked. However, should there be an enforced lockdown in the area affecting the property, or the home address of the person who made the booking, we will reduce this to four weeks.

This means that booking cancellations received within four weeks of the arrival date due to coronavirus will be offered a credit note for the full amount paid, to be used against any future booking. Please check our calendar and booking pages for current pricing.

15. Travel Insurance:

For your own peace of mind we strongly recommend guests take out a travel insurance policy which includes Cancellation and Curtailment Protection Insurance and cover specifically for Covid related illness or issues. However if you choose not to take out travel insurance then you accept responsibility for any loss that you may incur due to any cancellation outside of the terms in point 14.
